Fire Door Compliance

Prove every fire door
was checked.

Regulation 10 demands quarterly checks of communal fire doors and annual checks of flat entrance doors. QR-Inventory turns every door into a self-evidencing record — checks, photos, self-closer results and a tamper-evident history, one scan away.

Relied on by responsible persons who can't afford a failed fire risk assessment.

The stakes

A missing check is a missing defence.

Since Grenfell, fire doors are the single most scrutinised passive fire-protection element in any building. Under Regulation 10 the checks are non-negotiable and dated; under the Fire Safety Order the Responsible Person carries personal, criminal liability. When the Fire & Rescue Authority asks for your fire-door records, a clipboard log or a shared spreadsheet isn't evidence — it's a liability. Spreadsheets don't survive an audit.

What the law requires

Mapped to Regulation 10.

The Fire Safety (England) Regulations 2022 are specific about how fire doors must be checked and recorded in multi-occupied residential buildings. Here's where QR-Inventory does the heavy lifting.

Reg 10 · communal

Quarterly communal-door checks

For buildings over 11 metres, schedule recurring quarterly checks of every communal fire door, including self-closing devices. Reminders fire before the quarter lapses, and any overdue door surfaces on a live dashboard — so a missed check becomes impossible, not just unlikely.

Reg 10 · best endeavours

Annual flat-entrance-door checks

Flat entrance doors that open onto common parts get their own annual cadence and record type. Track each access attempt so your "best-endeavours" obligation is itself evidenced — proof you tried, even when a resident wasn't home.

The structured door check

Certification labels, gaps, intumescent and smoke seals, hinges and fixings — each captured against the door, with a photo.

Self-closer verification

Record that the self-closing device pulls the door fully onto the latch from any angle — the failure inspectors look for first.

Resident information duty

Log the issue and re-issue of fire-door safety information to residents, with dates — evidencing the all-buildings duty.

Ratings & standards

Hold the rating against each door — FD30 / FD60 / FD90, with the S suffix for cold-smoke seals — referencing BS EN 1634-1 and BS 8214.

Defect → ticket loop

A failed check raises a ticket automatically, routes it for repair, and closes the loop with a re-check — all logged.

The golden thread

For higher-risk buildings, fire-door evidence feeds the building-safety information the Accountable Person must maintain.

QR-Inventory produces the defensible record that proves your checks happened. It does not, by itself, make a building compliant — your fire-safety scope and duties should be confirmed with your fire risk assessor. Regulation 10 applies to England; FSR 2022 came into force 23 January 2023.

Chain of custody

An unbroken record, written as it happens.

Nothing is editable after the fact. Every check, photo and defect is appended, attributed and sealed — so the fire-door history you present in an assessment is the history that actually happened.

Tamper-evident by design

Each entry is hashed and chained to the last. Any alteration is detectable.

Time-stamped & attributed

Who, what, where and when — captured automatically at the point of scan.

Defensible in any fire risk assessment

Export a complete, signed evidence pack for a single door or your whole portfolio.

Every check, every defect, every door — findable in seconds.

No more clipboards and lost photos. A check record is generated against every inspection, attached to the door, and superseded — never deleted — when re-issued. The full history stays one scan away.

  • Auto-generated check record per door, versioned
  • Defect → ticket → re-check loop, closed and logged
  • Lapse reminders to the Responsible Person and FM
  • Bulk evidence-pack export for the assessor, FRA, insurer or BSR
How it works

Tag it. Check it. Prove it.

The fire door becomes the front door to its own record — no logins to hunt for, no spreadsheet to find.

STEP 01

Tag

Apply a durable, tamper-evident QR tag to every fire door — from a single block to a whole estate. Each tag is unique and bound to its record.

STEP 02

Check

Staff scan with a phone to run the structured door check, capture photos and log self-closer results — online or off.

STEP 03

Prove

Produce a complete, time-stamped fire-door history for one door — or your whole portfolio — on demand.

FAQ

Fire-door compliance, answered.

Does QR-Inventory make my building compliant with Regulation 10?
No tool does. QR-Inventory gives you the scheduled checks and the tamper-evident evidence that proves the checks were carried out — which is exactly what the enforcing authority asks for.
How often do communal fire doors need checking?
Quarterly for multi-occupied residential buildings over 11 metres, with flat entrance doors checked annually on a best-endeavours basis (Fire Safety (England) Regulations 2022, Regulation 10, in force 23 January 2023).
Who is responsible for fire-door checks?
The Responsible Person under the Regulatory Reform (Fire Safety) Order 2005 — typically the building owner, landlord or managing agent. The duty, and the liability, sits with them.
Can staff do checks with no signal?
Yes. Scanning and check capture, including photos and self-closer results, work fully offline and sync automatically once a connection returns.
Does it work for care homes and non-residential premises?
Yes. The Fire Safety Order applies to all non-domestic premises, and the same structured check, photo evidence and immutable-history model applies to any fire door.
